What Happens If a Guest Causes Damage to Your Property

Evidence collected first. Platform procedures followed (Airbnb, Booking.com, Expedia, VRBO, 14+ others). Security deposit and card details collected before the guest checks in, so your property is financially protected before anyone arrives.

If the post-stay inspection finds damage, missing items, or cleaning requirements beyond the standard brief, the process is clear. The damage is photographed, timestamped, and recorded in a condition report. A deposit claim is then filed, and you're notified at each stage of the resolution.

Flagged bookings need additional verification, including ID, purpose of stay, and in some cases a direct conversation, before confirmation. Noise monitoring devices can be installed on request for extra protection. Bookings that don't pass vetting are cancelled before check-in.

You're notified of every confirmed booking through the owner dashboard. If you have specific concerns about a guest, raise them with Krishna directly. Where it's reasonable, we'll reallocate the guest to another property before check-in. After check-in, the options available are limited by platform terms and consumer law.

Bookings on Airbnb are covered by AirCover for Hosts, which provides host damage protection up to $3 million. Booking.com bookings are covered by their Partner Liability Insurance. These platform protections sit alongside the security deposit collected. For full peace of mind, we strongly recommend a dedicated short-let insurance policy.
