Guest vetting in short-let management means confirming who is staying in your property before check-in. We verify identity, assess risk, collect payment, and secure a deposit before a guest sets foot through the door. The same process runs on every booking, across our entire North West portfolio.
Manchester and Liverpool are not low-risk markets. Event-driven booking spikes around concerts, football fixtures, and city-centre weekends generate high volumes of last-minute enquiries. That's exactly the booking profile most likely to carry party risk. Rigorous vetting isn't a box-tick. It's the reason your neighbours stay quiet and your property stays intact.

Every booking, regardless of platform or length of stay, passes through the same sequence. There are no shortcuts for shorter stays or repeat guests.
For longer stays or higher-value bookings, additional documentation may be requested before confirmation is issued.

Krishna conducts or personally oversees every post-stay inspection. No findings are delegated, and no claim is filed without documented evidence.

Evidence collected first. Platform procedures followed (Airbnb, Booking.com, Expedia, VRBO, 14+ others). Security deposit and card details collected before the guest checks in, so your property is financially protected before anyone arrives.
If the post-stay inspection finds damage, missing items, or cleaning requirements beyond the standard brief, the process is clear. The damage is photographed, timestamped, and recorded in a condition report. A deposit claim is then filed, and you're notified at each stage of the resolution.
The deposit amount and specific terms are confirmed with each landlord at onboarding. To discuss what that looks like for your property, use the contact link below.
"All security deposits are collected before check-in. Your property is covered before the guest ever arrives."

The Renters’ Rights Act is adding procedural and financial weight to long-term tenancies in England. Professional short-let management, with deposits collected per booking and inspections after every stay, is a different risk profile. Not a guarantee of zero risk, but a faster feedback loop and stronger pre-arrival financial protection. Learn more about the full benefits for landlords.

"They consistently achieve 90-100% occupancy through smart pricing, excellent communication, and top-tier guest experience. Reliable, proactive, and results-driven."
"I highly recommend this company for property management. They helped us increase our bookings when we were struggling, including securing a long-term booking that took away a lot of our worries. Their knowledge and professionalism made a huge difference."
Yes. IDs are verified on every booking, regardless of platform or length of stay. No booking is confirmed without this step being completed.
A security deposit is collected before the guest checks in. The exact amount is confirmed at onboarding. After the post-stay inspection, the deposit is either released to the guest or a claim is filed, depending on the condition of the property.
The post-stay inspection documents any damage with photographs and timestamps. A deposit claim is then filed. You're kept informed throughout.
Yes. Full payment and the security deposit are both collected before check-in. No guest arrives before funds are secured.
Minimum stay policies are confirmed with each landlord at onboarding. Any booking considered higher risk because of duration, local origin, or proximity to a major event goes through the same full vetting sequence and may need additional information before confirmation.
Anti-party screening is built into the vetting process. Bookings are flagged when high-risk signals appear: local guests, one- or two-night stays, weekend dates, large group sizes, or proximity to major events. Flagged bookings need additional verification, including ID, purpose of stay, and in some cases a direct conversation, before confirmation. Noise monitoring devices can be installed on request for extra protection. Bookings that don't pass vetting are cancelled before check-in.
You're notified of every confirmed booking through the owner dashboard. If you have specific concerns about a guest, raise them with Krishna directly. Where it's reasonable, we'll reallocate the guest to another property before check-in. After check-in, the options available are limited by platform terms and consumer law.
Bookings on Airbnb are covered by AirCover for Hosts, which provides host damage protection up to $3 million. Booking.com bookings are covered by their Partner Liability Insurance. These platform protections sit alongside the security deposit collected. For full peace of mind, we strongly recommend a dedicated short-let insurance policy. We can introduce you to specialist brokers.
